Investment in Van Don real estate, watch out!

Following advantages of an exclusive economic zone, the land price in Van Don has been escalating day by day.

At the end of 2017, thanks to the intervention of the provincial People's Committee, Van Don real estate market showed signs of “cooling” after September 2017’s fever. However, the market has rebounded recently due to the active comeback of land brokers and speculators who desire to make money instead of long-term land holding.

Land and residential plots are the most vibrant segment in Van Don. In the first 3 months of 2018, the total transaction volume reached 800. Land prices have increased 5-6 times, some even increased to more than 3 billion/ lot from 120-150 million/ lot a year ago.

Potential:

- Geographic location
- Synchronously invested infrastructures
- Van Don is the first place where casino and the accompanying services are licensed by the government
- Major real estate projects: FLC, HD Moon Holdings, CEO Group, Sungroup ...
- Enterprises will move their headquarters to Van Don to enjoy corporate income tax incentives, personal income tax, special consumption tax exemption.

Remarks:

The high land prices are set by the land brokers, which do not reflect the needs of the market.

Van Don has not yet prepared detailed construction master plan. Investors should select clearly planned plots of land and consult local authorities to avoid purchasing land planned for transportation, public or agricultural land that has not yet been converted.
